Jebus

So...

Asbestos abatement: $1,800
New high-efficiency furnace & central A/C: $9,600
New 100 amp panel & grounded outlets: $2,000
New 40-year roof: $5,200
Tree removal: $2,600

The first four things, while a bit expensive because we're going with the top-of-the-line/energy efficient option in each case, are all upgrades that are simply bringing our house into accordance with current Minneapolis code, and essential (generally, if not to the specific level of quality we've chosen) if we are ever to sell our home. The fifth thing was an order from the City of Minneapolis.

Now, today, as we had the local plumber in to check out a weakly-flushing toilet, we have been informed that our outdated toilet is on its last legs. Under ordinary circumstances & levels of stress, I might consider taking on the toilet replacement myself. I'm finally to the "just pile it on in" point, however.

Sharon called me from home to give me the lowdown and I could hear the background buzzing & clanking of the electrician, plumber, and the gas company guy. Gas company? Oh yeah, our dryer has been on the fritz for the last week and a half. But at least that is covered by our "Service Plus" arrangement, though we are warned each & every visit that "the day will come when these parts aren't available anymore".

Well they are right now, buddy, so "fuck you" and get busy.

Indeed. Shit, with all these laborers tooling around in my house today, it probably looked like Sharon & Lucy were hanging out backstage at a Village People show.

We may end up going with the <$100 Craigs List special on the dryer, and welcome in a new era of "you know, you might want to think about a new dryer..."

I should have though to tell you that so long as you continue with an electric dryer, you can't get into energy star. Electric resistance heating is not efficient.

Washers are easy to get into energy star, especially front loading types.

Dryers are less important unless you switch to gas.

We have a crappy electric dryer we got when we first moved in as part of signing up for a MSN internet account at BBY. We got something like $300 off a $500 w/d set. It was what we could afford. I look forward to replacing the washer with a front loading efficient one.

We're all of a sudden thinking about holding off on the roof. We could use the $5,000 that's included in the $15,000 low-interest fix-up loan to take care of the other various things that total up to over $15,000. Not sure how much longer our roof is good for-and maybe we'll do a re-caulk this fall around the chimney & so on, but we really don't need that extra $5,000 on credit card.

Send me some pictures of your roof (as good and close as you can) and I'll see if I see any trouble spots.
